As winter settles in and hot water becomes even more essential to daily comfort, your water heater takes on a heavier workload. From longer showers to additional laundry and dishwashing, the system faces increased demands that can accelerate wear and tear. Fortunately, with a few simple habits and seasonal maintenance steps, homeowners can significantly extend the lifespan of their water heater — whether it's a traditional tank model or a tankless unit.

Here's how to extend the lifespan of your home's water heater:

1. Schedule an Annual Inspection

One of the most effective ways to keep your water heater running efficiently is to schedule a professional inspection at least once a year. A licensed plumber can identify small issues before they turn into expensive repairs, such as worn heating elements, failing pressure valves, or minor leaks. Winter is an ideal time to book this service, since your system is operating at its hardest, and any inefficiency will be more noticeable.

2. Flush the Tank to Remove Sediment

For tank-style water heaters, sediment buildup is a major cause of reduced efficiency and premature breakdowns. Over time, minerals from your water supply settle at the bottom of the tank, forcing the system to work harder to heat the water. Flushing the tank once or twice a year removes this sediment and keeps your water heater running smoothly. If you've never flushed your tank before, consider having a professional do it the first time; it's a simple task once you've seen it done.

3. Check the Temperature Setting

Your water heater's thermostat affects both performance and longevity. Most manufacturers recommend keeping the temperature around 120°F. Higher temperatures not only increase energy bills but also create additional strain on the heating elements and tank. A moderate, consistent setting helps prevent unnecessary wear while keeping your household comfortable.

4. Insulate Pipes and the Water Heater

When temperatures drop, insulating your water heater and the first few feet of piping can make a noticeable difference in efficiency. Pipe insulation helps prevent heat loss, ensuring you get hot water faster, while an insulated tank reduces the number of heating cycles required to maintain temperature. This extra protection is especially helpful in colder climates or older homes with less efficient construction.

5. Test the Pressure Relief Valve

The pressure relief valve is a critical safety component that prevents the tank from over-pressurizing. At the start of winter, take a moment to test the valve by gently lifting the lever and ensuring water flows freely before snapping back into place. If water doesn't come out — or if the valve leaks afterward — it may be time for a replacement. Ignoring a faulty pressure valve can pose serious safety risks and cause significant damage to the system.

6. Consider a Water Softener

If you live in an area with hard water, installing a water softener can dramatically reduce mineral buildup. Less sediment means fewer maintenance issues and a longer lifespan for your water heater. Over time, this investment can save you money in repairs and extend the service life of multiple household appliances.

A well-maintained water heater can last 10 to 15 years or more. By taking proactive steps now, you can reduce the likelihood of mid-winter breakdowns and ensure reliable hot water all season long. If you're unsure which maintenance tasks your system needs, reach out to a trusted local plumber before the coldest days set in.

As winter fades and the sun begins to shine a little longer each day, it's time to turn your attention to your lawn. Spring is the ideal time to lay the groundwork (literally) for a lush, green yard that thrives through the summer.

Whether you're aiming for a golf-course look or just want healthier grass underfoot, these spring lawn care tips will help you get there:

1. Start With a Clean Slate

Before doing anything else, give your lawn a good cleanup. Remove branches, leaves, and any debris that may have accumulated over the winter. This allows sunlight, air, and water to reach the soil properly and also encourages healthy grass growth. Make sure to rake gently to avoid damaging any new grass shoots emerging.

2. Test Your Soil

Healthy lawns start with healthy soil. A simple soil test (available at local garden centers or online) can reveal your lawn's pH and nutrient levels. This helps you determine whether you need to add lime, sulphur, or other amendments. Grass generally prefers a neutral pH, around 6.5 to 7.0.

3. Aerate the Lawn

If your soil is compacted, which is common after a long winter or heavy foot traffic, aeration is a must. Aerating involves punching small holes in the soil to allow air, water, and nutrients to reach the grass roots. You can rent a machine or hire a service. Either way, doing this once a year in spring can dramatically improve lawn health.

4. Overseed Bare Spots

Spotty patches? No problem. Overseeding involves spreading grass seed over existing turf to fill in thin areas. Choose a grass variety suited to your region and existing lawn. For best results, overseed after aerating, and keep the area consistently moist until the seeds sprout.

5. Fertilize Wisely

Spring is the season to feed your lawn, but timing matters. Wait until your grass is actively growing and you've mowed once or twice before applying fertilizer. A slow-release, nitrogen-rich fertilizer will give your lawn the nutrients it needs without causing a surge of fast, weak growth.

6. Water Deeply, Not Frequently

While spring rains often help, keep an eye on your lawn's moisture. Water deeply once or twice a week rather than lightly every day. This encourages deep-root growth and a more drought-resistant lawn later in the summer.

7. Mow For Health

When mowing for the first time in spring, make sure your mower blades are sharp. Dull blades tear grass, leading to brown tips and potential disease. Set your mower height high (about 3 inches), and never cut more than one-third of the grass blade at a time.

With just a bit of early-season attention, your lawn can bounce back stronger than ever and stay vibrant through the hot summer months. These simple steps not only improve the appearance of your yard but also boost its overall health, so you can spend less time fixing it later and more time enjoying it.

Using Scent, Sound, and Color to Sell Your Home This Spring

        https://www.propertiesinmotion.com/blog/2025/04/15/using-scent-sound-and-color-to-sell-your-home-this-spring

When it comes to selling your home, most people focus on visuals: tidy rooms, staged furniture, and great listing photos. But if you really want to create a memorable experience for potential buyers, it's time to go beyond sight. By tapping into scent, sound, and color, you can craft a multi-sensory atmosphere that makes your home feel welcoming, warm, and move-in ready.

The Power of Scent

Smell is one of the most powerful senses when it comes to memory and emotion. A pleasant, clean scent can make your home feel fresher and more inviting, while a bad or overwhelming smell can turn buyers off immediately.

This spring, lean into light, natural scents. Citrus, lavender, fresh linen, and mild florals (like jasmine or lily of the valley) are perfect seasonal choices. Avoid anything too strong or artificial, such as an overpowering vanilla or heavy incense. The goal is subtle and clean.

Before adding fragrance, tackle odors at the source: air out the home, deep-clean carpets, and don't forget fabrics like drapes and furniture. For a simple DIY fix, simmer lemon slices and rosemary in a pot on the stove before a showing, or place small bowls of baking soda in musty areas.

The Sound of "Home"

Buyers pick up on ambience the moment they walk through the door, and sound plays a surprisingly big role. A quiet home might feel peaceful, but too quiet can come across as cold or awkward during a showing.

Soft, instrumental background music can change the mood dramatically. Choose something calm and inoffensive, like acoustic guitar, soft jazz, or gentle classical. Keep the volume low; it should be barely noticeable, like a pleasant hum.

If your home is near a busy street, try using sound to mask outside noise. A water feature like a tabletop fountain or even a subtle white noise machine can help create a soothing, spa-like vibe.

Spring is the season of renewal, and your color palette should reflect that. Light, airy, and natural colors work best. Think soft sage green, warm beige, pale blush, sky blue, and crisp white. These tones not only reflect light and make spaces feel bigger, but they also evoke freshness and tranquility.

Spring Color Psychology

If you're repainting before selling, choose neutral tones with a hint of warmth. While gray was the go-to for years, many buyers today are drawn to earthier tones that feel more grounded and organic. A soft off-white or a light "greige" can work wonders to make your space feel current without being too bold.

Even without repainting, you can introduce spring colors through staging accessories like throw pillows, light curtains, fresh flowers, or framed prints. The goal is to make each space feel fresh, relaxing, and easy to imagine as home.

Curb Appeal Check: How to Spot a Good Home Behind the Springtime Charm

        https://www.propertiesinmotion.com/blog/2025/04/14/curb-appeal-check-how-to-spot-a-good-home-behind-the-springtime-charm

Spring and early summer are prime times for home buying — and for sellers to put their best foot forward. With trees budding, lawns greening, and flowers in full bloom, homes tend to look their absolute best this time of year. But while charming gardens and freshly painted doors are inviting, it's important to look beyond the surface when shopping for your next home. After all, you want to love your home not just on the most beautiful days of the year, but every day.

Here's how to see past the seasonal beauty and assess a home's true potential:

1. Don't Let Mulch Fool You

It's easy to get swept up by colorful flower beds or neatly trimmed hedges, but ask yourself: Is this just a seasonal spruce-up? Temporary landscaping can mask long-standing issues like poor drainage, eroding soil, or damaged foundations. To get a better sense of the home's condition, walk the perimeter and look for signs of water pooling, sloped grading, or patches where grass struggles to grow, as these are indicators of potential hidden issues.

2. Inspect the Perimeter, Not Just the Garden

A springtime power wash can make siding sparkle, but it won't fix more serious concerns. To identify any issues, look closely at the condition of the roof, gutters, and siding. Additionally, check for peeling paint, cracks in brickwork, or signs of rot on wood trim, even if they've been freshly painted. Plus, pay attention to areas around windows and doors, where water damage and draft issues often show up first.

3. Mind the Driveway's Walkway

Melting snow and spring rain can expose some wear and tear on driveways, patios, and walkways. Cracks, uneven surfaces, or crumbling edges might indicate age or underlying structural concerns. To spot these issues, don't just glance at the driveway; take a walk on it. Feeling a wobbly stone underfoot or noticing uneven pavement can be a clue that repairs are looming.

4. Peak Behind the Greenery

Strategic planting is great for curb appeal, but sometimes trees and shrubs are placed to hide flaws. For example, a large bush might be masking a foundation crack or covering up old siding. Overgrown roots near the home could also threaten the foundation or underground plumbing. Ask your home inspector to look behind any major plantings that are close to the house — especially if they look like they've been there for decades — to ensure this isn't the case.

5. Keep Emotions in Check

It's easy to fall in love with a house that looks picture-perfect in the spring sunshine. But your goal is to buy a sound home, not just a pretty one. So, even if the aesthetic excites you, take notes, bring a checklist, and try to keep a critical eye on the property's structure and long-term value.

Springtime curb appeal is a great first impression, but it's just that — a first impression. By taking a thoughtful approach to what's behind the bloom, you'll be better equipped to choose a home that's not only beautiful but built to last.

Neighborhood Watch: Why Spring Is the Best Time to Build Local Connections

        https://www.propertiesinmotion.com/blog/2025/04/14/neighborhood-watch-why-spring-is-the-best-time-to-build-local-connections

Homeownership is about more than four walls and a roof — it's about how you feel in the space and, just as importantly, the community around you. Studies consistently show that people who feel connected to their neighbors are happier, feel safer, and enjoy a stronger sense of belonging in their homes. In other words, a friendly wave and a shared laugh across the fence can do just as much for your quality of life as a kitchen renovation.

Spring, with its warmer weather and longer days, is the perfect season to step outside and start building those neighborhood connections.

Here are some springtime tips for building new neighborhood connections:

1. Start With a Simple "Hello"

If you've been in hibernation all winter, you're not alone — most people retreat indoors during the colder months. As the weather improves, take the opportunity to reintroduce yourself. Say hello during walks, wave when someone's out gardening, or strike up a short chat at the mailbox. You don't need to organize a party right away — sometimes, a friendly smile is the first step toward building a great relationship.

2. Plan a Spring Social

Spring is an ideal time for low-key gatherings. Whether it's a front porch coffee morning, a potluck picnic at the local park, or a backyard BBQ, the goal is simple: bring people together. Even a casual get-together can spark new friendships or help new neighbors feel more at home. If you're the organizing type, consider a spring "Meet the Neighbors" event. It doesn't have to be fancy — just a few invites, some snacks, and a friendly vibe.

3. Start a Garden or Tool Swap

Community doesn't always mean big events. It can be as simple as a shared space or a shared goal. A great spring idea is to start a neighborhood garden club or create a group to exchange extra tools, seeds, or plants. Not only does this foster connection, but it also helps everyone save money and learn from one another. It's also perfect for new homeowners navigating DIY projects or landscaping for the first time.

4. Lend a Hand

Keep an eye out for neighbors who might need a little help this spring, such as seniors cleaning up winter debris, new parents tackling yard work, or anyone who might appreciate an extra set of hands. Offering to help with a task or sharing a spare tool is a powerful (and easy) way to build goodwill and trust.

5. Build a Neighborhood Contact List

It's incredibly helpful to have a list of nearby neighbors' names and phone numbers for emergencies, deliveries, and just staying in touch. You can even set up a small group chat for your block or street to share updates or reminders. Start with a few people and grow it naturally.

When you know your neighbors, your house becomes more than a home — it becomes part of a supportive, welcoming community. Spring is your chance to open the door, step outside, and build the kind of neighborhood where everyone feels at home.

How to Make Your Home's Open House Stand Out This Spring

        https://www.propertiesinmotion.com/blog/2025/04/14/how-to-make-your-home-s-open-house-stand-out-this-spring

Spring is the busiest season in real estate — and that means your open house is likely competing with several others on the same weekend and potentially even on the same block. With more listings popping up and buyers touring multiple homes in a day, it's crucial to make yours memorable for all the right reasons.

Here's how to make your open house stand out in a crowded spring market:

1. Nail the First Impression With Standout Curb Appeal

In a busy season, buyers might do a quick drive-by before deciding to stop in, so your home's exterior needs to shine. Freshen up the lawn, plant colorful flowers, pressure wash the walkway, and consider repainting the front door. Plus, add a charming welcome mat and some potted plants near the entrance for that extra pop of spring curb appeal.

2. Make Light and Space Your Secret Weapon

Spring buyers love bright, airy spaces. Open all the curtains and blinds to let in as much natural light as possible. Consider swapping out heavy drapes for something lighter, and use mirrors strategically to reflect light and make rooms feel larger. A well-lit home feels more inviting and helps your space stand out from dimmer, less prepped competitors.

3. Go For Fresh, Not Festive

Skip the overdone seasonal decor (no Easter eggs or bunnies) and instead opt for subtle spring-inspired touches. Think fresh flowers in simple vases, light throws on the couch, and pops of green or yellow to brighten the space. You want your home to feel refreshed, not themed.

4. Create an Atmosphere, Not Just a Showing

Many homes will look nice this spring, but few will feel special. Appeal to the senses: play soft background music, open a window for fresh air, and light a clean, light-scented candle (think linen, citrus, or fresh-cut grass). These subtle cues help visitors feel at ease and remember how your home made them feel.

5. Offer Simple, Seasonal Refreshments

A small refreshment station can go a long way in creating a positive, lasting impression. Talk to your real estate agent about offering lemonade, iced tea, or infused water alongside light snacks like cookies or pastries. Not only does it make visitors feel welcome, but it also encourages them to linger — and the longer they stay, the more they'll picture themselves living there.

6. Provide a Takeaway Item They'll Actually Keep

At most open houses, the agent simply hands out a flyer, but you can do better. Discuss handing out a branded gift with your agent that stands out, like a seed packet, mini notepad, or even a local guide to restaurants and schools. Even better if the item has a photo of the home on it!

In the competitive spring market, your goal is to make buyers say, "That's the one that felt like home." With thoughtful details and a welcoming atmosphere, you and your real estate agent can make your open house not just another stop — but the one they remember.

What to Do Now to Avoid Summer Repairs Costs

        https://www.propertiesinmotion.com/blog/2025/04/09/what-to-do-now-to-avoid-summer-repairs-costs

As the warmer months approach, it's easy to get caught up in vacation plans, gardening, and backyard barbecues. But along with the sunshine comes the potential for costly repairs. The good news? A little preventive maintenance in spring can go a long way in avoiding summer repair headaches.

Here are some smart steps homeowners can take today to dodge summer repair costs tomorrow:

1. Service Your Air Conditioning System

Your cooling system will be working overtime during the summer, so now is the ideal time to have it inspected. A professional HVAC technician can clean coils, replace filters, and check for potential problems like refrigerant leaks or worn-out parts. A quick tune-up can improve efficiency, extend your system's lifespan, and prevent a breakdown on the hottest day of the year.

2. Inspect Your Roof and Gutters

Spring is a good time to check your roof for damage caused by winter storms. Look for loose or missing shingles, signs of water damage, or mold, and clean out gutters and downspouts to ensure proper drainage. Clogged gutters can cause water to pool around your foundation, leading to expensive structural repairs or basement leaks.

3. Check Windows and Doors For Leaks

A well-maintained lawn looks great and helps prevent erosion and water damage. Test your sprinkler system for leaks or broken heads and adjust the schedule for seasonal weather. Overwatering can lead to high water bills and damage your landscaping, while under-watering can cause brown patches and soil issues.

4. Examine Outdoor Plumbing and Faucets

Frozen pipes over winter can cause cracks or leaks that only become noticeable in warmer weather. Check outdoor taps and hoses for signs of damage and make repairs before you start regular watering. Replacing a few washers now is far cheaper than fixing water damage later.

5. Clean and Inspect Outdoor Living Spaces

Decks, patios, and outdoor furniture often take a beating over the winter. Look for signs of rot, loose boards, or rust, and make necessary repairs before they become bigger problems. A bit of sanding, sealing, or touch-up paint can extend the life of your outdoor space and keep it safe for summer use.

6. Service Lawn Equipment

Don't wait until your lawn is overgrown to find out your mower isn't working. Clean or replace spark plugs, sharpen blades, and check oil levels in your lawn equipment. If you use a sprinkler or irrigation system, test it for leaks or misaligned heads, which can waste water and cause uneven lawn growth.

7. Test Smoke and Carbon Minoxide Detectors

Summer often means more use of grills, fire pits, and air conditioners. So, make sure your smoke and CO detectors are in working order, and replace batteries if needed. This small step can make a big difference in your family's safety.

By taking these simple steps now, you can avoid many common and costly summer repair issues — and enjoy a stress-free season focused on fun, not fixes.

How to Protect Your Home From Spring Storms: Rain, Wind, and Tornado Readiness

        https://www.propertiesinmotion.com/blog/2025/04/07/how-to-protect-your-home-from-spring-storms-rain-wind-and-tornado-readiness

As beautiful as spring can be, it often comes with unpredictable weather. From heavy rain and strong winds to hail and even tornadoes, homeowners need to be proactive to protect their property and their peace of mind.

Here are some essential steps to help safeguard your home from spring storm damage:

1. Inspect Your Roof and Gutters

Your roof is your home's first line of defense against stormy weather. Look for loose, missing, or curling shingles that could lead to leaks during heavy rainfall. If you're not comfortable inspecting it yourself, consider hiring a professional to check for signs of wear and tear.

Gutters and downspouts should be clear of debris so water can flow freely away from your home. Clogged gutters can cause water to pool near your foundation, leading to flooding or structural issues.

2. Seal Windows and Doors

Strong wind-driven rain can seep through small cracks or gaps around windows and doors. Inspect the weather stripping and caulking around all entry points and replace anything that's worn out. Not only will this help prevent water damage, but it can also improve energy efficiency.

3. Secure Outdoor Items

Patio furniture, planters, umbrellas, and even children's toys can become dangerous projectiles during a windstorm. Make it a habit to anchor, cover, or store these items when storm warnings are issued. Don't forget about your grill, garbage bins, or garden tools — they can all be affected by high winds.

4. Trim Trees and Overhanging Branches

One of the most common causes of storm-related property damage is falling branches. Walk around your property and identify any trees with limbs hanging near your roof, windows, or power lines. A quick trim by a qualified arborist can help reduce the risk of damage.

5. Check Sump Pumps and Drainage Systems

If your home has a sump pump, test it to make sure it's in working order. This is especially important in early spring when melting snow and rain can overwhelm your home's drainage. Make sure downspouts direct water at least five feet away from your foundation, and consider adding extensions if needed.

6. Prepare For Tornadoes and Emergency Weather

If you live in an area where tornadoes are possible, make sure your family knows your safety plan. Identify a safe shelter area — preferably a basement, interior room, or windowless hallway — and prepare an emergency kit with flashlights, batteries, water, non-perishable food, and important documents. Also, ensure you're set up to receive weather alerts via your phone. The more notice you have, the better prepared you'll be.

Spring storms may be unpredictable, but your preparation doesn't have to be. By taking a few simple steps now, you can help protect your home from costly damage and give yourself peace of mind throughout the season. A little time spent preparing today can go a long way when the next storm rolls in.

Love Your Home Again This Valentine's Day: Easy DIY Upgrades to Refresh Your Space

        https://www.propertiesinmotion.com/blog/2025/01/28/love-your-home-again-this-valentine-s-day-easy-diy-upgrades-to-refresh-your-space

Valentine's Day isn't just a time to celebrate your loved ones — it's also a great opportunity to rekindle the love for your home. With a few simple DIY upgrades, you can transform your space into a place you adore all over again. Whether you're looking for small changes or larger projects, these ideas will help you fall in love with your home this season.

1. Add a Pop of Color

Fresh paint can do wonders for refreshing your space. For an inviting look, choose a bold accent wall or repaint your front door. For a romantic touch, consider warm tones like blush pink, soft terracotta, or classic red. Not ready for a full paint project? Add colorful accessories like throw pillows, rugs, or artwork to breathe new life into your rooms.

2. Create a Cozy Corner

Every home needs a space to relax and unwind. A comfy chair, a soft blanket, and ambient lighting can transform a neglected nook into a cozy retreat. Add a small table for your favorite books or a cup of tea, and you have a spot that feels like a warm hug at the end of the day.

3. Upgrade Your Lighting

Lighting sets the mood for any space, and a quick swap of fixtures or bulbs can make a big difference. Opt for dimmable LED lights or add fairy lights for a romantic glow. Updating outdated fixtures with modern or vintage-inspired designs can enhance your home's aesthetic.

4. Refresh Your Walls

Wall decor can make or break a room's atmosphere. To add depth and character, consider creating a gallery wall with family photos, framed art, or mirrors. Peel-and-stick wallpaper is another easy way to add texture or pattern without committing to a permanent change.

5. Declutter and Organize

Sometimes, falling in love with your home is as simple as clearing the clutter. Take one room at a time, donate items you no longer need, and organize the rest. Invest in stylish storage solutions like woven baskets, floating shelves, or multi-functional furniture to keep things tidy and visually appealing.

6. Upgrade Your Hardware

Give your kitchen and bathroom a mini makeover by swapping out old cabinet handles, drawer pulls, or faucets. Choose finishes like brushed brass, matte black, or polished chrome to elevate the space instantly. This small change can make a surprisingly big impact.

7. Add Greenery

Plants can bring life into your home. They improve air quality and add a fresh, vibrant feel to your space. If you don't have a green thumb, choose low-maintenance options like succulents, snake plants, or pothos.

8. Revamp Your Bedroom

Your bedroom should be a sanctuary. Refresh your linens with soft, high-thread-count sheets or a new duvet cover in soothing colors. Add plush throw pillows or a faux fur blanket for a luxurious touch. Rearrange the furniture to create a more inviting flow, and consider adding blackout curtains for better sleep.

9. Personalize Your Space

Your home should reflect your personality. Add sentimental items like framed love letters, travel souvenirs, or special-meaning DIY crafts. These personal touches will make your space uniquely yours and bring a smile to your face every day.

10. Spruce Up the Outside

Don't forget the exterior! Hang string lights on your patio, plant colorful flowers, or add cozy outdoor seating. Small touches like a welcoming doormat or a seasonal wreath can make a big difference.

This Valentine's Day, show your home some love with these simple DIY upgrades. A little effort goes a long way in creating a space that feels fresh, inviting, and uniquely yours.

Warm Up Your Home This Winter With a Hot Chocolate Bar

        https://www.propertiesinmotion.com/blog/2025/01/12/warm-up-your-home-this-winter-with-a-hot-chocolate-bar

One of the greatest joys of owning a home is the memories you make inside. A hot chocolate bar is the ultimate way to elevate any winter gathering, offering guests a fun and interactive experience. Whether it's a cozy night with family or a party with friends and neighbors, creating a DIY hot chocolate station will bring warmth and joy to any occasion.

Here's how to set up the perfect hot chocolate bar everyone will love:

1. Choose the Right Location

Start by selecting an area in your home that can accommodate a small station for the hot chocolate bar. A kitchen counter, dining table, or living room corner can work well. Ideally, you want a place where guests can comfortably gather around and help themselves.

If you're hosting a larger event, consider setting up your hot chocolate station on a buffet table, complete with a decorative tablecloth to set the scene. Ensure the station is easily accessible and has enough space for guests to move around.

2. Pick Your Hot Chocolate Base

A good hot chocolate bar starts with the perfect base. You should offer at least two or three hot chocolate options so guests can choose their preferred flavor.

Classic Hot Chocolate: A rich, creamy classic hot chocolate is a must-have. Use high-quality cocoa powder or chocolate chips for a decadent flavor. You can prepare the base in a slow cooker or large pot to keep it warm throughout the event.

White Hot Chocolate: White hot chocolate is a delicious option for those who prefer a lighter version. It's made with white chocolate and milk, providing a sweet, creamy drink that contrasts nicely with the classic version.

Flavored Hot Chocolates: Unique flavors such as peppermint, salted caramel, or cinnamon can add a twist to your hot chocolate bar. Offering flavored syrups or infusions allows guests to personalize their drink and try something new.

3. Offer a Variety of Toppings

The key to a successful hot chocolate bar lies in the toppings. Make sure you have a diverse selection that allows your guests to customize their drinks to their liking. Here are some fun and festive topping ideas:

Marshmallows: Offer a variety of marshmallows, such as mini, large, or flavored ones like chocolate-dipped ones.

Whipped Cream: A must for any hot chocolate lover! You can serve traditional whipped cream or flavored versions like cinnamon or chocolate whipped cream.

Chocolate Shavings or Chips: To make the drink even more indulgent, add a bit of extra chocolate, such as chocolate shavings, chips, or grated chocolate.

Caramel Sauce or Syrups: For added flavor, offer various syrups, such as caramel, butterscotch, and chocolate sauce, for guests to drizzle on top.

Nuts and Spices: For a little extra crunch and flavor, include toppings such as chopped nuts (like almonds or hazelnuts) and spices like cinnamon, nutmeg, or chili powder for a bit of heat.

4. Include Warm Add-Ons

In addition to toppings, you can include a few warm add-ins to make the hot chocolate even more delightful. Consider offering:

Flavored Liquors: For an adult-only touch, provide options like Baileys Irish Cream, Kahlúa, or amaretto that guests can add to their hot chocolate for a boozy twist.

Hot Coffee or Espresso: Offer a hot coffee option for those who like combining hot chocolate with a little java. A shot of espresso can add a sophisticated flavor to the mix.

5. Add Some Decorative Elements

A hot chocolate bar isn't just about the drink — it's about creating an inviting and festive atmosphere. Here are some decorative touches to make your hot chocolate station visually appealing:

Themed Tableware: Use fun mugs, festive cups, or mason jars to serve the hot chocolate. For a special touch, you can even personalize the mugs with guests' names.

Winter Decorations: Decorate the area with cozy, winter-themed elements like faux snow, twinkling lights, pinecones, and garlands. Try labeling the toppings with wooden crates or a chalkboard sign for a more rustic feel.

Serving Containers: Use clear jars or bowls to make the toppings easy to see. Label each topping with a small sign or tag so guests know their selection.

6. Organize the Station

Once you have all the elements prepared, arrange them on your table or counter. Here's a suggested layout:

Hot chocolate base: To stay warm throughout the event, keep your hot chocolate base(s) in large containers, such as slow cookers or thermoses.

Toppings: Arrange your toppings in small bowls or jars across the table.

Add-ins and extras: For easy access, place your syrups, marshmallows, whipped cream, and warm add-ins like liquor or coffee at the front.

Serveware: Place spoons, stirrers, and napkins near the bar so guests can help themselves.

7. Provide Drink Accessories

Make the hot chocolate bar more enjoyable by offering drink accessories like stir sticks, spoons, and festive straws. You can also provide napkins for any spills or drips.

A hot chocolate bar is a delightful and interactive way to add a touch of warmth and whimsy to your winter gatherings. With various drink bases, fun toppings, and seasonal decorations, your guests will enjoy customizing their perfect cup of hot chocolate. Your hot chocolate station will be a hit with all ages, creating lasting memories and plenty of sweet moments.

5 Winter Buying Mistakes You Should Avoid

        https://www.propertiesinmotion.com/blog/2024/12/30/5-winter-buying-mistakes-you-should-avoid

The real estate market can slow down during the winter, which can work to a buyer's advantage. With fewer shoppers, you'll likely face less competition during the colder weather months. This means you may have more negotiating leverage or an easier time landing your dream home. But the winter real estate market can also introduce unique challenges.

Here are some common mistakes you'll want to avoid when shopping this winter:

1. Making An Impulse Decision

Because inventory is usually lower in the winter, buyers might have to look a bit harder to find a home that meets all their needs. We encourage buyers to be patient and shop around. Don't make an impulse decision and settle for something that doesn't meet your expectations because there are no better options. You might have to wait a bit longer, but the right home will turn up.

2. Accumulating Debt

It can be easy to rack up debt, especially around the holidays, but it's very important that you refrain from loading up your credit cards during your closing period. Significant increases in debt or changes to your credit profile can jeopardize your financing. Remember, your preapproval is contingent on no changes to your financial situation.

Your new home may also require minor repairs, new appliances, or upgrades. Therefore, you should keep your credit card balances low in case you need to make an unexpected purchase.

3. Focusing Too Much On Winter Curb Appeal

Weather can set the tone when visiting a new place for the first time, and homes can be no exception. A home's curb appeal can take a hit in the middle of winter. Trees and landscaping look less vibrant, and cold, dreary days can impact your perception. Try to make it a point to envision what the home and neighborhood will look like with beautiful landscaping on a bright summer day. A home's curb appeal might have a major upgrade during the spring and summer.

4. Submitting A Lowball Offer

While there may be fewer buyers during the winter, there is also lower inventory. Buying in the winter doesn't necessarily mean sellers are desperate. Submitting a lowball offer can be off-putting to sellers, and they may close the door for future negotiations. While you can negotiate contingencies, avoid submitting an offer significantly under the asking price.

5. Setting Expectations Around Closing Times

Winter also introduces some additional challenges regarding closing times. While it's believed that winter sellers tend to be in a hurry, many people travel this time of year and lenders, home inspectors, and contractors may be slower to respond and provide services. Be sure to set your expectations ahead of time.

The winter can be a great time to shop and buy, but buyers may face some unique challenges. Prepare yourself ahead of time and remember to be patient. You'll find the right home in no time.

Cozy Design Ideas to Transform Your Living Room This Winter

        https://www.propertiesinmotion.com/blog/2024/12/27/cozy-design-ideas-to-transform-your-living-room-this-winter

As the chill of winter settles in, there's no better time to transform your living room into a warm and inviting retreat. A cozy living room provides comfort and sets the tone for relaxation and quality time with loved ones. Here are some inspiring design ideas to help you create the perfect winter sanctuary.

1. Layered Textures of Warmth

Winter is all about layering, and your living room is no exception. Introduce a variety of textures to create depth and warmth. Start with a plush area rug to keep your feet toasty, then add throw blankets and cushions made of soft materials like faux fur, chunky knits, or velvet. Opt for warm, earthy tones such as deep burgundy, rust, or forest green to evoke a sense of coziness.

2. Incorporate Ambient Lighting

The right lighting can make all the difference in creating a snug atmosphere. Swap bright overhead lights for softer options like table, floor, or string lights. Candles are another fantastic way to add a warm glow and a touch of romance to your space. Consider flameless LED candles for safety without sacrificing ambiance.

3. Create a Focal Point With a Fireplace

If you're lucky enough to have a fireplace, make it the star of your living room. Arrange your furniture to face the hearth, and decorate the mantel with seasonal touches such as pinecones, garlands, or twinkling lights. Consider investing in an electric or ethanol fireplace for homes without a built-in fireplace. These portable options mimic the look and feel of a real fire without the hassle of wood or smoke.

4. Add Winter Inspired Decor

Bring the season indoors with thoughtful winter-inspired decorations. Wooden accents, snowflake motifs, and greenery like cedar or eucalyptus can infuse your space with a wintery charm. A bowl of pinecones or a vase filled with bare branches can be simple yet striking centerpieces.

5. Choose Comfortable Seating

Comfortable seating is key to a cozy living room. Add extra cushions to your sofa for ultimate relaxation, and consider incorporating a chaise lounge or an oversized armchair. Use floor poufs or bean bags for a more informal touch, especially if you have kids or enjoy hosting movie nights.

6. Embrace Warm Colors

Color has a powerful impact on a room's mood. Swap out cooler tones for warmer shades that evoke a sense of intimacy. Deep reds, golden yellows, and rich browns can transform your living room into a welcoming haven. If repainting isn't an option, use these colors in your accessories, like cushions, curtains, or artwork.

7. Personalize With Memories

Nothing warms a space like personal touches. Display family photos, cherished books, or mementos from your travels. Incorporating these elements makes the room uniquely yours and evokes a sense of nostalgia and comfort.

8. Bring in Natural Elements

Nature-inspired elements can add a touch of serenity to your living room. Incorporate wooden furniture, woven baskets, or even a small indoor plant to soften the space and create balance. The organic feel of natural materials complements the coziness of a winter retreat.

9. Focus on Scent

Engage your senses by incorporating seasonal scents. Scented candles, essential oil diffusers, or potpourri can fill your living room with comforting aromas like cinnamon, pine, or vanilla. These scents instantly evoke the feeling of winter and enhance the overall ambiance.

10. Declutter and Simplify

A clutter-free space can do wonders for creating a calming environment. Store unnecessary items and take a minimalist approach to decorating. The goal is to make your living room feel open yet intimate, with every element contributing to a sense of warmth and relaxation.

You can transform your living room into a winter sanctuary by incorporating these cozy design ideas. This space is perfect for curling up with a book, hosting friends, or unwinding after a long day. Embrace the season and enjoy the warmth of your beautifully designed space.

Winter Fire Safety: Protecting Your Home During the Riskiest Season

        https://www.propertiesinmotion.com/blog/2024/11/29/winter-fire-safety-protecting-your-home-during-the-riskiest-season

While many associate fire danger with summer's heat, winter marks the peak season for residential fires. With heating systems running constantly, fireplaces crackling, and holiday decorations drawing extra power, homeowners face increased fire risks during the coldest months.

Here's how to protect your home and family during winter's peak fire season.

1. Heating System Safety

Your home's heating system requires special attention during winter. Schedule a professional HVAC inspection before the season begins to ensure everything works properly. Replace furnace filters monthly, as clogged filters can cause overheating. Keep the area around heating equipment clear of storage items, maintaining at least three feet of space between heaters and anything flammable.

2. Fireplace and Chimney Maintenance

If you have a fireplace, annual chimney inspections and cleanings are crucial. Creosote, a highly flammable substance, builds up in chimneys over time and is a leading cause of house fires. When using your fireplace, always use a screen to prevent sparks from escaping, and never leave fires unattended. Dispose of ashes in a metal container stored at least 10 feet from your home, as embers can remain hot for days.

3. Space Heater Safety

Portable space heaters account for a significant percentage of winter fires. Always plug space heaters directly into wall outlets — never use extension cords or power strips, which can overheat. Choose models with automatic shut-off features that activate if the heater tips over. Keep space heaters away from foot traffic areas, and never leave them running while sleeping or away from home.

4. Smoke Detector Maintenance

Working smoke detectors can mean the difference between life and death. Install smoke detectors on every level of your home, inside bedrooms, and outside sleeping areas. Test all detectors monthly and replace batteries at least twice yearly. If your detectors are over ten years old, replace them entirely — their sensors can degrade over time.

5. Kitchen Fire Prevention

Holiday cooking increases kitchen fire risks. Never leave cooking unattended, keep flammable items away from the stovetop, and have a fire extinguisher readily accessible. If a grease fire occurs, never use water to extinguish it — instead, smother it with a lid or use a fire extinguisher rated for kitchen fires.

6. Electrical Safety

Increased power usage can strain electrical systems. Watch for warning signs like flickering lights, warm outlets, or frequently tripped circuit breakers. Avoid overloading outlets with holiday decorations, and inspect all light strings for damage before use. Consider having an electrician inspect your home's wiring if it's over 20 years old.

7. Emergency Preparation

Create and practice a family fire escape plan with two ways out of every room. Keep pathways clear of snow and ice during winter to ensure easy evacuation. Install escape ladders in upstairs bedrooms and designate a meeting place outside. Store important documents in a fireproof safe or safety deposit box.

These preventive measures can significantly reduce your home's fire risk during winter. Remember that most house fires are preventable with proper maintenance, awareness, and safety practices. Make these safety checks part of your regular winter maintenance routine to protect your home and loved ones during peak fire season.

Why Buying a Home in Winter is a Smart Move

        https://www.propertiesinmotion.com/blog/2024/11/18/why-buying-a-home-in-winter-is-a-smart-move-2

Winter may not be the most popular time to purchase a home, but it has distinct advantages for buyers. While the housing market typically slows down during the colder months, this can create opportunities for those looking to secure a new property.

Let's look at some key reasons why buying a home in the winter can be a smart decision.

1. Less Competition

One of the most significant advantages of buying a home in winter is the reduced competition among buyers. Many people pause their home-buying efforts during the holiday season or wait until spring when the market picks up. With fewer buyers searching for homes, you are less likely to face bidding wars, and sellers may be more willing to negotiate on price or other terms.

2. Lower Prices

Homes on the market during winter often come with more attractive price tags. Often, sellers who list their properties in winter do so out of necessity, such as job relocation or financial reasons, rather than waiting for the busy spring market. This urgency can work in your favor, leading to better deals and saving thousands of dollars.

3. More Motivated Sellers

Winter sellers tend to be more motivated, which can lead to faster and smoother transactions. These sellers are often eager to close quickly, especially if they need to move or finalize their sale before year-end tax deadlines. This can give buyers more leverage in negotiating terms such as closing costs, inspection requests, or contingencies.

4. A More Realistic Perspective

Winter provides a unique opportunity to evaluate a home under less-than-ideal conditions. You can assess how well the heating system works, whether windows and doors seal properly, and if the property is prone to icy walkways or poor drainage. Seeing how the house holds up during colder weather can reveal issues that might not be apparent during spring or summer.

5. Faster Closing Times

Because fewer transactions happen in winter, lenders and title companies often have lighter workloads. This can result in faster closing times, allowing you to move into your new home quicker. If you're hurrying to settle, this can be a crucial factor.

6. Tax Benefits

Closing on a home before the end of the year can offer tax advantages. For instance, you may be able to deduct mortgage interest, property taxes, and some closing costs on your tax return. These deductions can be a significant financial benefit, especially for first-time homebuyers.

7. Planning Ahead for Spring

Buying a home in winter allows you to settle in and make any necessary updates or renovations before the warmer months. By spring, you'll be ready to enjoy your new property fully or, if you've purchased it as an investment, list it for rent or sale in the peak market.

Buying a home in the winter offers a range of benefits, from lower prices and reduced competition to motivated sellers and faster transactions. While it may require braving the cold weather and navigating the holiday season, the potential savings and smoother experience make it a worthwhile endeavor. If you're ready to take advantage of these opportunities, winter might be the perfect time to find your dream home.

        https://www.propertiesinmotion.com/blog/2024/11/18/family-activities-to-do-at-home-during-winter

Winter can transform your home into a warm haven of joy, creativity, and bonding. With the right activities, your family can create lasting memories without stepping outside.

Here are some creative ideas for fun family traditions you can start in your home this winter:

1. Cooking or Baking Together

The aroma of freshly baked cookies or a hearty stew can make winter days even more delightful. Involve the entire family in baking cookies, cakes, or pies. Let kids decorate cookies with icing and sprinkles, and turn the kitchen into a fun learning space by teaching them simple recipes. You could also have a themed dinner night, like homemade pizza or taco night.

2. Create Winter Crafts

Crafting is a wonderful way to spark creativity while spending quality time together. Make paper snowflakes to hang around the house, create handprint wreaths, or build tiny snow globes with mason jars. You can also craft homemade holiday decorations, such as ornaments or garlands, for a more festive touch.

3. Family Movie Nights

Transform your living room into a cozy theater with blankets, popcorn, and hot cocoa. Choose a lineup of family-friendly winter classics, like Frozen or Home Alone. Make it a weekly tradition by letting different family members pick the movie.

4. An Indoor Campout

Bring the adventure of camping indoors! Set up a tent in the living room, or create a makeshift one with blankets and chairs. Add fairy lights, sleeping bags, and pillows to enhance the atmosphere. Tell stories, play games, or make s'mores in the oven for a true campout experience.

5. DIY Science Experiments

Bring a little science into your winter activities with experiments that kids will love. Create homemade slime, make a baking soda volcano, or freeze water in interesting shapes to discuss how ice forms. Simple activities like growing crystals with salt and water can also be educational and fun.

6. Have a Family Talent Show

Encourage everyone to showcase their unique talents in a family talent show. Whether singing, dancing, juggling, or telling jokes, this is a great way to laugh and bond as a family. Add costumes or props to make it extra special.

7. Build a Winter Wonderland Inside

You can create a magical winter setting even if there's no snow indoors. Use cotton balls, twinkling lights, and cardboard cutouts to design a cozy winter village. Alternatively, bring LEGO sets or building blocks to create a snowy town or ice castle.

8. Organize a Game Tournament

Gather board games, card games, or puzzles for a family tournament. Choose a mix of classics like Monopoly or Scrabble and quick, laughter-inducing games like Uno or Charades. Keep a leaderboard and offer small prizes for fun competitions.

With these activities, your family can turn winter days at home into meaningful and entertaining moments you'll all remember. After all, it's times like these that ultimately make your house a home. Embrace the season, and let the magic of winter bring your family together!

How to Maintain Curb Appeal When Selling During Winter

        https://www.propertiesinmotion.com/blog/2024/11/18/how-to-maintain-curb-appeal-when-selling-during-winter-2

Selling your home during winter presents unique challenges, especially regarding curb appeal. Winter's harsh conditions, shorter days, and sometimes drab landscapes can make it difficult for your home to stand out. However, with a little effort and creativity, you can ensure your home is as inviting and appealing as it would be in any other season.

These are practical tips to enhance your home's curb appeal in winter.

1. Enhance Lighting

Winter days are shorter, meaning prospective buyers may visit your home in low-light conditions. Ensure all exterior lights are functional and consider upgrading to brighter, warm-toned LED bulbs to create a welcoming ambiance. Highlight key features with strategically placed lighting, such as along pathways, around your entryway, or showcasing a well-maintained garden bed.

2. Add Seasonal Decorations

Tasteful winter-themed decor can add warmth and charm to your home's exterior. A simple wreath on the door, a pair of planters filled with evergreen boughs, or string lights on trees can create an inviting look. However, avoid overly festive or personal decorations, as they may not appeal to everyone. Stick to neutral, classic designs that enhance your home's aesthetic.

3. Maintain Landscaping

While winter may limit lush greenery, keeping your yard tidy is crucial. Trim bushes, remove dead branches, and rake any remaining leaves. If snow is present, ensure it's evenly shoveled to avoid a messy appearance. Consider planting winter-friendly greenery, such as evergreen shrubs, to add a touch of life to your yard.

4. Refresh Your Exterior

A fresh coat of paint on your front door, shutters, or trim can make a big difference, especially against a snowy backdrop. Clean your windows to let in as much natural light as possible, and ensure your siding and gutters are free from dirt and debris. Cleanliness and small improvements signal pride in ownership.

5. Focus on the Front Door

The front door is a focal point; it can benefit from extra attention in winter. In addition to a fresh coat of paint or a welcoming wreath, ensure your door hardware is polished and in good condition. A clean, attractive doormat can also make a strong statement.

6. Showcase the Warmth From Inside

Winter buyers often want a sense of coziness. Keep your curtains open during showings to let in light and reveal a warm, inviting interior. If you have a fireplace, light it to create an irresistible sense of comfort. This inside-out approach adds to your home's curb appeal from the street.

7. Pay Attention to Details

Small touches, such as well-maintained house numbers, a polished mailbox, or even a clean, freshly painted garage door, can elevate your home's appearance. Attention to detail reassures buyers that the property has been well cared for.

Selling your home in winter may come with extra effort, but maintaining curb appeal can make a significant difference. By keeping your property safe, clean, and inviting and incorporating simple touches of seasonal charm, you can help buyers envision themselves living there — even during the coldest months of the year.

Picking the Perfect Christmas Tree for Your Home

        https://www.propertiesinmotion.com/blog/2024/11/01/picking-the-perfect-christmas-tree-for-your-home

Love the scent of a real Christmas tree in your home during the holidays? You're not alone! There's something special about having a real tree for Christmas, but that doesn't mean you should just pick any old tree and call it a day. Think of it as a holiday home improvement project.

Here's your guide to picking the perfect tree for your home this holiday season:

1. Douglas fir

The Douglas fir is a Christmas favorite; these trees are on nearly every lot. The aroma is light but pleasant, while the thick, full tree shape makes it an ideal choice for many families. More needles surround the branches on this variety, and strong, robust branches make the Douglas fir an optimal choice if you plan on hanging an abundance of decorations on your tree this year.

2. Fraser fir

Have you ever had a holiday candle that smells exactly like a certain type of Christmas tree? That's no accident! The Fraser fir is one of the most fragrant varieties of Christmas trees, and its scent is often used to create holiday candles. This pyramid-shaped variety of trees is a little less full than the Douglas fir, which leaves plenty of room to show off your favorite ornaments.

3. Scotch pine

If you love to shop for a tree early in the season and want your tree to last for as long as possible, the Scotch pine is worth your attention. This Christmas tree variety is long-lasting and unlikely to dry out, even if you plan on traveling for a few days during the holidays. It also holds its needles very well, meaning that you'll have less cleanup to worry about.

4. Balsam fir

Looking for a lightweight tree that's easy to move and looks great in any home? The balsam fir is just the thing and features unique, two-toned needles that offer a slightly different look from other common Christmas tree varieties. Like the Fraser fir, the balsam fir also has a strong, pleasant scent often found in candles. Just be aware that the branches aren't quite as strong as other types, so you'll want to stick to lighter ornaments and decorations.

5. Colorado blue spruce

The Colorado blue spruce can be an ideal choice when you're in the mood for something other than the traditional green Christmas tree. This variety of trees has needles that range from blue to silver-blue, with a narrow, conical shape that helps the tree fit in smaller rooms. The needles can be a little sharp, so it may not be the choice for homes with young children, but the look is lovely if you don't have little ones.

6. Eastern white pine

The state tree of Maine and Michigan, the Eastern white pine, is a majestic tree that grows taller than any other common Christmas tree type. Even the needles are larger than on other trees, checking in at up to five inches long. This variety also has a minimal scent, so it's a popular choice for people with allergies.

Remember that no matter which type of tree you choose, proper care is one task that will go a long way toward keeping your tree looking great for the whole holiday season. Ensure you water your tree frequently, keep it away from heat sources, and check the water level regularly.

5 Steps to Prepare Your Home for Fall

        https://www.propertiesinmotion.com/blog/2024/08/23/5-steps-to-prepare-your-home-for-fall

As the vibrant days of summer give way to the cool embrace of fall, it's time to prepare your home for the changing season. Fall is a time of transition, and preparing your home can ensure it remains comfortable, energy-efficient, and ready for the colder months ahead. Here are some steps to take to prepare your home for fall.

1. Inspect and Clean Your Heating System

One of the most important tasks to prepare for fall is to ensure your heating system is working and ready to endure the season ahead. Before the cold weather sets in, have a professional inspect your furnace, heat pump, or boiler. This inspection should include checking for any leaks, cracks, or other issues that could affect the system's efficiency. Changing the air filters is also essential to ensure your heating system runs smoothly and efficiently. A clean filter improves air quality and helps the system run more effectively, saving energy and lowering utility bills.

2. Clean Gutters and Downspouts

Falling leaves are a hallmark of autumn, but they can also clog gutters and downspouts, leading to potential water damage. Take the time to clean out your gutters and ensure downspouts are clear of debris. Clogged gutters can cause water to overflow and damage your roof, siding, and foundation. Ensure that water is directed away from your home to prevent water from pooling around the foundation, which can lead to basement leaks or other structural issues. Installing gutter guards is also a great idea to help keep debris out and reduce the frequency of cleaning.

3. Prepare Your Lawn and Garden

As you prepare your home for fall, don't forget about your lawn and garden. Rake up fallen leaves to prevent them from suffocating your grass and creating brown patches. Fall is also the perfect time to aerate your lawn, which helps improve soil health and allows water, nutrients, and air to reach the grass roots more effectively.

4. Test Smoke and Carbon Monoxide

With the increased use of heating systems in the fall, it's crucial to ensure your smoke and carbon monoxide detectors are in working order. Test each device and replace batteries if needed. This is also an excellent time to review your family's emergency plan and ensure everyone knows what to do in case of a fire or carbon monoxide leak. Safety should always be a priority when preparing your home for the season.

5. Transition Your Home Decor

Finally, preparing your home for fall isn't just about maintenance — it's also a time to transition your décor to reflect the season's warmth and coziness. Consider adding throws, cushions, and area rugs in rich, warm tones like burgundy, gold, and orange. Swap out lightweight summer bedding for heavier blankets or duvets to keep warm during cooler nights. Scented candles in autumnal scents like cinnamon, apple, and pumpkin spice can also help create a cozy and inviting atmosphere in your home.

By taking these steps to prepare your home for fall, you can ensure it remains comfortable, energy-efficient, and safe throughout the season. Taking proactive measures now can help you avoid potential issues and allow you to enjoy the beauty and comfort of fall to the fullest.

        https://www.propertiesinmotion.com/blog/2021/12/06/avoid-these-winter-buying-mistakes-unless-you-want-coal

The real estate market can slow down a bit during the winter, which can actually work to a buyer's advantage. Because there are usually fewer shoppers, you're likely to face less competition during the colder weather months. This means you may have more negotiating leverage or could have an easier time landing your dream home. Despite this benefit, the winter real estate market can also introduce some unique challenges. Here are some common winter buying mistakes you'll want to avoid when shopping this winter:

Making An Impulse Decision
Because there is usually lower inventory in the winter, buyers might have to look a bit harder to find a home that checks all the boxes. We encourage buyers to be patient and shop around. Don't make an impulse decision and settle for something that doesn't fit your expectations for lack of better options. You might have to wait a bit longer, but the right home will turn up.

Accumulating Holiday Debt
It can be easy to rack up extra debt around the holidays, but it's very important that you refrain from loading up your credit cards during your closing period. Significant increases in debt or changes to your credit profile can jeopardize your financing. Remember your preapproval is contingent on no changes to your financial situation.

Additionally, your new home may require some minor repairs, new appliances, or upgrades. You'll want to be sure to keep your credit card balances low in case you need to make an unexpected purchase.

Focusing Too Much On Winter Curb Appeal
Weather can really set the tone when visiting a new place for the first time, and homes can be no exception. A home's curb appeal can take a hit in the middle of winter. Trees and landscaping look a lot less vibrant and cold dreary day can impact your perception. Try to make it a point to envision what the home and neighborhood will look like with beautiful landscaping on a bright summer day. A home's curb appeal might have major upside during the spring and summer.

Submitting A Lowball Offer
While there may be fewer buyers during the winter, there is also lower inventory. Buying in the winter doesn't necessarily mean sellers are desperate. Submitting a lowball offer can be off-putting to sellers, and they may close the door for future negotiations. While you may be able to negotiate contingencies, avoid submitting an offer significantly under the asking price.

Setting Expectations Around Closing Times
The fall and winter also introduce some additional challenges when it comes to closing times. The holidays may slow down the closing process. Sellers may be traveling. Lenders, home inspectors, and contractors may be slower to respond and provide services. Be sure to set your expectations ahead of time.

The winter can be a great time to buy a shop, but buyers may face some unique challenges. Prepare yourself ahead of time and remember to be patient. You'll find the right home in no time.

While the real estate market usually slows down in the fall and winter, there is a common misconception that winter is a bad time to sell your home. Sellers should know that this is simply a myth. While the market might look a bit different in colder weather months, selling in the winter isn't necessarily difficult. In fact, there are many benefits to listing your between December and February. Competition is often lower, and buyers tend to be a bit more serious when house hunting.

If you're planning to list your home this winter, below are some shortcuts to help you expedite the selling process:

Create A Cozy Atmosphere
Selling in the winter gives you an opportunity to wow buyers by creating a warm, cozy atmosphere. Make sure to turn up the heat before each showing, as a cold home can be a major turnoff. A good temperature is 70 to 72 degrees (don't make it too hot either). Also, make your rooms as bright as possible by opening blinds and turning on every light. If you have a fireplace — show it off! A fire is a great way to create a cozy atmosphere.

Keep Your Driveway And Sidewalks Clear
When selling in the winter, you'll need to make sure your home is ready to show at a moment's notice. This means keeping the driveway and sidewalks clear of snow, ice, and debris. Be sure to break out the shovel and salt immediately following each snowstorm.

Keep Your Outdoor Features Visible
Potential buyers are less likely to walk out onto the deck or around the backyard in the wintertime, so try to give them a good view of your outdoor amenities from the inside. Remove snow from any outdoor patio areas and make sure your blinds are open, so visitors can get a good view of the whole property.

Do Some Extra Cleaning
Deep cleaning is important when selling, regardless of the time of year. However, many of us tend to spend more time indoors in the winter, which can lead to a bit more dirt and clutter. You may want to spend a bit of extra time cleaning if possible. Pay special attention to any entryways, which tend to accumulate quite a bit of mud and slush from people tracking snow indoors.

Don't Forget About Your Curb Appeal
Curb appeal can take a hit in the winter when gardens and plants aren't in full bloom and seasonal furniture is in storage. However, you can still brighten things up by adding some nice LED lighting to your pathways and entrance. Make sure to also keep the yard free of dead leaves and debris.

Selling in the winter may present a different set of challenges, but sellers shouldn't be discouraged. It's not impossible, but you may need to adjust your strategy just a bit.

The leaves are changing, and there's a chill in the air. Fall is here, and it's a wonderful time to celebrate. Decorating your home is one of the best ways to enjoy the change of season and get yourself in a festive mood for the upcoming holidays.

You don't have to own a ton of seasonal decor or be a decorating diva to give your home a warm and cozy autumn makeover. Start with these six simple tips, then see where your imagination takes you.

Create a Welcoming Entrance
Your front porch and entryway create the first impression when guests arrive at your home. This is why it's such a great idea to begin by decorating this space. Purchase or make a fall-themed wreath and get some pumpkins from your local pumpkin patch. If you have a decorative porch leaner, this can also add some extra character to the space.

Other items, like a wheelbarrow filled with pumpkins and gourds, corn stalks, bales of hay, or potted mums, can give your outdoor space a beautiful fall flair.

Decorate with Baskets and Bowls
Baskets and bowls are great for decorating your kitchen, living area, and even your bathrooms. In the kitchen, fill a basket or bowl with fresh apples or gourds from the grocery store.

You can also fill a basket with silk fall flowers and small electric lights and place it on the counter in your guest bathroom. Put a cinnamon candle and some pine cones in a shallow basket and place it on your living room end table.

Repurpose Items Already in Your Home
If you don't want to spend a fortune on your fall decor, try looking around to see what items you can use that you already own. It's easy to turn vases, jars, lanterns, candlesticks, and chalkboards into fall-themed decorations. Even if you need to buy some items to finish the project, it will be less expensive than starting from scratch.

Bring the Outdoors In
Decorating for fall is all about embracing nature. This gives you the option to use things you find outside for free! Try collecting some branches with colorful leaves and placing them in vases around your home.

Have the kids go out and collect pine cones, acorns, and pretty leaves - then look for creative ways to incorporate them into your decor. Not only will tons of fun options, but it's also a great way to plan an activity everyone can do together.

Focus on the Details
If you want to give your home a festive touch without spending too much, look for small items that can add character. In the kitchen, some pumpkin-shaped bowls, candy dishes with fall candy (like candy corn or Halloween M&Ms), and fall-themed linen towels can make a big difference.

In the dining room, add a fall-colored tablecloth and a DIY centerpiece. Make the rest of your home look cozy by bringing out several display blankets and laying them over chairbacks or the back of your couch.

Don't Forget the Power of Scent
One of the best ways to get your home ready for fall is to bring in autumn scents. Hang a cinnamon broom in your kitchen, put some pumpkin spice candles in your living room, and some fall-scented hand soaps in the bathroom. Sometimes these small touches can make the biggest difference.

Don't be afraid to get creative! These simple and easy tips will make your fall decorating a piece of cake. Even better, they'll leave you with plenty of time and money to head out and get yourself a pumpkin latte and a warm, cozy sweater.

Traditionally, spring is the most popular time to sell your home. In the winter, temperatures start to drop, people begin hunkering down, and home sellers see fewer buyers and lower offers.

However, like most things last year, the real estate market continues to be different in 2021. In fact, cold temperatures are unlikely to put a damper on this hot seller's market! Low inventory, low-interest rates, and a rash of serious buyers who want to upgrade their homes as soon as possible have created the perfect situation for would-be sellers.

While the odds are certainly in your favor right now, there are a few things you can do to help you get the most out of your winter home sale. Start with these six tips.

Get Your Pricing Right
You might think the current economy would require you to price your home on the lower end, but that's not the case at all! In fact, listing prices have skyrocketed. Pent-up demand and a low inventory of homes for sale have combined to push home prices up. This means you're more likely to get offers at or above your asking price. It's always a good idea to work with a qualified real estate agent who can help you choose the perfect price point for your home before you list it.

Make Sure Your Home is Ready
Most of today's buyers are looking for a move-in ready home. Few people are going to be excited about having to start a renovation or remodel in the middle of winter, so if you're looking to sell now, make sure your home is turn-key. If you can make some small repairs and upgrades before you list, it will improve your home value and justify a higher price.

Highlight In-Demand Features
Buyers' needs have changed since life has shifted towards spending more time at home. Now, more than ever, people are looking for homes that have plenty of space, privacy, and flexibility. If your home has a great backyard or a room that can convert to a home office or classroom, make sure your real estate agent highlights these features both in the listing and during showings.

Provide Virtual Tours
Many potential buyers are hesitant to visit a home in person unless they're already sure they love it. This means the virtual tour is now one of the most important tools for marketing your home. Finding an agent who is an expert at creating an online presence will help you attract more potential buyers and get better offers.

Take Your Time
The current market conditions make it likely that you'll receive multiple offers on your home, possibly even at the same time. For this reason, it's smart to take your time before accepting an offer. Usually, you'll have 24 to 48 hours before you have to reply. Jumping the gun too soon could result in you leaving a nice chunk of change on the table.

Plan on a Remote Closing
It's in your best interest to keep everything as remote as possible, including the closing. Not only does a remote closing help you reduce contact, but it's also far faster and more convenient. Remote closings and the use of electronic signatures have become an accepted practice in almost every state now, so plan on taking advantage of this if you can.

If you've been thinking about listing your home, now is the perfect time to do it. Follow these tips, and there's a good chance you'll have your home sold for a price you love before the spring flowers start to bloom.

        https://www.propertiesinmotion.com/blog/2020/12/02/buying-a-house-in-the-winter

Thinking of giving new meaning to "home for the holidays" this year? Winter may not be the first-choice season for buying a house in the eyes of many shoppers, and that's precisely why it's an ideal time for savvy buyers to find the right home in an advantageous market. You will definitely have less competition for buying a house in the winter and may even find a better deal than during the busier spring and summer. If you've been wondering about whether now is the right time to buy, take a look at our list of reasons why buying a house in the winter can be a great idea.

Less Competition Makes It Easier to Land Your Top Choice
There's no doubt that most people plan on buying a house during the spring and summer, which makes winter an afterthought for many shoppers. That's great news for anyone who does choose to shop in the winter because it means that you'll have less competition when you fall in love with a home. With less competition, there's also less chance that you'll have to engage in a bidding war to land your first choice.

A Slower Real Estate Market Makes for Motivated Sellers
Naturally, having fewer buyers on the market also means that the sellers who list during the winter are highly motivated to make a deal. That means that you may be able to find a better price when buying a house in the winter and secure other advantageous terms that a seller may not be willing to provide during busier times.

Get a Complete Impression of Properties During the Winter
Winter is often the most challenging time of year for home maintenance, so shopping during the colder months will often give you a better impression of how well a home has been taken care of, how drafty it is, and how well the heating works. The lack of plant life in the winter also allows you to get a complete impression of the property's exterior than you would in the spring when plants are in full bloom.

Faster Closing Times
Many sellers who list during the winter are looking to close the deal quickly once they find a buyer so they can move on to their next home. Buying a house in the winter often means faster closing times, so you'll have a shorter wait to move into your new home.

Increased Flexibility with Moving Dates
Ever try to plan a move during the spring or summer? Many movers are booked solid during those months, which means you have to take whatever date and time you can get for your move. With fewer people buying a house during the winter, it will be easier to get your preferred dates from your mover.

More Time with Your Real Estate Agent
While any good real estate agent will make time for their clients no matter the season, there's no doubt that winter is also a slower time for most real estate agents. That means that your agent will have more time to focus on clients like you who are interested in buying a house during the winter.

Buying a house in the winter may come with some challenges, but it also offers many advantages that simply aren't available during the busiest selling seasons. If you're willing to bundle up and brave the cold, there are great opportunities to be found during the winter months.

A successful open house can hold the key to unlocking the sale of your home. If you're selling your home during the coronavirus pandemic, showing your home while following health and safety guidelines is a challenge. However, it's not impossible thanks to virtual open houses and showings.

Virtual open houses and showings make it possible to keep your home sale going. There are plenty of things you can do to prepare for your virtual open house. Let's take a look at how to prepare your home.

Plan the Walkthrough Path with Your Sales Associate
Work with your sales associate to select the best path to walk through your home to show its best features during the virtual open house.

Declutter & Depersonalize
Clean and organize your home. Declutter spaces by finding homes for all objects. Before selling your home, remove all family photographs and other personal belongings that make the buyer feel like they're in "someone else's" home.

Use the Right Lighting
When you're preparing your home for a virtual open house, eliminate shadows and dark areas by opening the blinds and drapes and turn on lights throughout your home.

Paint Walls Neutral Colors
One way to make your space feel like a blank canvas for the buyer is to paint your walls neutral colors. Use whites, beiges, and grays to create a clean slate throughout.

Stage the Home
Although you may love your furniture, your buyers might not. Professional staging companies will gladly come into your home and highlight the best features of your home. Their choice of furniture and décor will also appeal to a wider audience, allowing buyers to envision themselves living in the home.

Make a Cheat Sheet for Your Sales Associate
Collaborate with your associate to prepare a "script" for them to use during the open house--highlight recent updates and renovations. Provide your associate with information about your home to make the best online presentation possible.

Selling your home is an endeavor that requires patience, dedication, and hard work if you want to maximize your offer potential.

If you want to enjoy a beautiful yard, now is the perfect time to get started. Don't have a natural green thumb? No worries! Creating beautiful flowerbeds is easier than you think when you plant these easy-to-care-for perennials.

Peony
With large, gorgeous, blooms that are both colorful and strongly-scented, the Peony is one of the most popular perennial flowers. They're also extremely dependable. They often bloom for three or more years, and some continue to come back and bloom for many decades!

Black-Eyed Susan
The Black-Eyed Susan (Rudbeckia) creates cheery-looking blooms that resemble daisies. The petals come in shades of yellow or orange and have dark centers. They're naturally resistant to insects and drought and most varieties will continue to bloom year after year.

Bearded Iris
With eye-popping flowers that resemble a crown, the Bearded Iris is one of the most stunning perennial flowers you can add to your garden. They come in a wide variety of colors and often boom both in the spring and in the fall. Even when they're not blooming, the foliage creates a beautiful backdrop for your yard.

Oriental Lily
The Oriental Lily can grow up to seven feet tall and creates a large, pendulous flower with an unmistakably pleasant scent. This species of flower is easy to care for, and since they spread, you'll enjoy more flowers year after year.

Salvia
Salvia, also known as Perennial Sage, is coveted for its deep blue blooms. There are many varieties of Salvia, some of which do well in cold climates, and others that are great for hot and humid states like Florida. If you trim them back after they're done blooming, you're also likely to enjoy a second late-summer bloom.

Purple Coneflowers
The Purple Coneflower (Echinacea) used to come in only one variety but is now available in many colors. These flowers grow up to three feet tall and will bloom in your garden from early summer until the fall. They also attract butterflies and are excellent for making indoor bouquets.

Penstemon
A tubular flower that comes in white and shades of pink, purple, blue, and red, the Penstemon thrives in sunny areas. Some have blue/green leaves, which can create a beautiful contrast within your flowerbed.

Coral Bells
Often planted at the front of flowerbeds, Coral Bells (Heuchera) are popular for their colorful, crinkly-looking leaves. They also grow tiny perennial flowers on stalks that stick out above the leaves. These plants prefer sun or partial shade and bloom in late spring.

Moss Phlox
A very versatile plant, Moss Phlox creates a dense mat of foliage that has a tendency to creep. It grows to a height of six inches to two feet and gives off highly-fragrant blooms in the springtime. It's great for planting in rock gardens, in the front of your perennial flowerbeds, or alongside sidewalks and other paved areas.

Whirling Butterflies
How can you not love a plant with a name like Whirling Butterflies? This North American Wildflower blooms for several weeks at a time throughout the summer and fall. Its name comes from the small, delicate flowers that look like butterflies when the wind blows. They tolerate drought well once they're established and do best when planted in areas with full sun or partial shade.

If you're thinking about selling your home this spring or summer, adding some flowerbeds for curb appeal is a great way to get started.

7 Tips for Using Rainwater Around Your Home

        https://www.propertiesinmotion.com/blog/2019/04/03/7-tips-for-using-rainwater-around-your-home-2

Rainwater is pure gold that falls from the sky. Harvesting this clean and clear resource can trim your utility bills and minimize your environmental impact while reducing strain on regional water treatment facilities. When properly designed and installed, a rainwater collection system is an investment whose dividends benefit the entire community. The following are seven tips that will help you squeeze every last drop of value from your rainwater collection strategy.

Determine Consumption & Availability
Rainfall is variable, and the amount of rain that falls in your area may not be sufficient to meet your needs. You must calculate the water consumed by your lifestyle and landscaping needs. For example, water consumed by dishwashers, toilets, showers, sprinklers, etc. Next, you will want to determine whether regional rainfall is sufficient to meet these needs. As a general rule, you can expect annual rainfall to meet about 50% of your water needs.

Consider Your Roofing
Shingled roofs can leach toxins into rainwater making it unsuitable for drinking. If you want to use your water for cooking, etc., consider replacing your roof with terra-cotta, slate, wood shingles, or concrete.

Choose Barrels Carefully
Choose barrels that are sufficient in size and construction to meet your collection needs and any freeze/thaw cycles inherent to your climate. Barrels should be opaque to minimize algae growth and comprised of materials (either wood, metal, or ideally, plastic) that won't leach toxins into the water.

Regularly Clean and Cover Your Barrels
Position your barrels so that you can access and clean them every six months. Once every two years, your tank should be thoroughly de-sludged. This helps to inhibit the growth of bacteria and ensures your water remains fresh.

It is also advisable to conduct monthly tank inspections to ensure that filter screens, covers, and locks are functioning properly and preventing access to the tank by children, insects, pets, and other wildlife. If any damaged seals or locking mechanisms are discovered you will want to replace these without delay. Keeping your system closed off is essential for keeping the water clean and free of biological pathogens and insect infestations.

Shield and Clean Your Gutters
Installing gutter shields and regularly cleaning the gutters on your home will help limit sludge buildup within your rainwater collection tanks. If you want to use your rainwater for human or animal consumption, you may also want to replace any soldered seams with rivets as soldered seams can leach lead into the water supply.

Be Careful When Installing the Spigot
Screw your spigot down so that it is hand tight. This helps prevent stripping of the threads and damage to the plastic, wood, or metal of the rainwater collection barrel. If you screw the spigot down too tight, the damage you create can cause leaks that negate your efforts.

Stay in the Grey
Safely using rainwater for drinking requires significant investment and training. For this reason, most homeowners opt to use the rainwater they collect for showers, dishwashing, clothes washing, and irrigation. Using your water for these purposes will significantly reduce your water consumption without putting the health of your family at risk.

Rainwater collection systems are worth their weight in gold. Using this free, 100% natural resource helps reduce your utility bills and minimizes your impact on the regional water supply. Collecting rainwater is an eco-friendly solution that is guaranteed to help beautify your landscape while adding a little extra padding to your monthly budget. A small investment of time and resources is all it takes for you to reap these rewards season after season.

        https://www.propertiesinmotion.com/blog/2018/12/19/5-ways-to-brighten-your-home-this-winter

Winter has arrived again and brought darker, colder days with it. Those gloomy days may make your home, and its surroundings feel drab as well. Before you let winter get the best of you, try some of these easy home improvement tips for brightening up your home.

Declutter and Redecorate
A cluttered home gives an oppressive and unwelcome vibe. Begin by removing any unused furniture since an open space appears not only cleaner but brighter and happier. Rearrange the furniture, so it highlights your windows, lighting, and mirrors. Avoid placing furniture near windows or the door wall. Consider adding some reflective mirrors because they will let in even more sunlight.

Let More Natural Light In
Improving your windows is the number one way to brighten up your home. Sometimes, that's as easy as washing them and removing the winter grime that's blocking the sunlight. Clean them at least once a month during the winter to keep this up. Consider removing the window screen as well, since it also blocks the sun. Change your drapes to white or sheer ones, and open them first thing in the morning to let the sunlight in.

Change Your Lightbulbs
The right lighting impacts your home's vibe, but it's an easy home improvement fix. Nowadays, light bulbs come in a plethora of colors to enhance the feel and look of a room. Certain shades and tones may work better in different rooms or even different fixtures. Consider using cool bulbs that mimic sunlight to brighten your home during the day, but placing softer bulbs in lamps for an evening rosy glow.

Lighten Up Your Color Palette
Darker rooms absorb light. With that in mind, consider painting your walls white or cream and pops of color to brighten it up. You can leave one wall a brighter color like blue. Also, adding white or cream slipcovers over your couches the room seem lighter and gives it a brighter feel. Again, supplementing it with some colorful throw blankets and pillows gives it a pop of saturation. Gold and pink throw pillows brighten up a room and add a comfortable yet stylish décor.

Let Hardwood Floors Shine
If you still lack some natural light, consider removing your area rugs for the next few months. The light that peaks through the windows reflects of your beautiful hardwood floors and onto your walls. If it's too cold without a rug, at least downsize to a smaller cream or white area rug.

These are just a few of many ways to brighten your home during the cold, dreary winter. What are your favorite home improvement tips to brighten up your home?

        https://www.propertiesinmotion.com/blog/2018/11/14/6-tips-for-selling-your-home-this-winter

This winter season may be the perfect time to list your home for sale. Some shoppers may be motivated to buy before year's end. Making your home appealing to prospective buyers is key to catching their attention and sealing the deal. Using these six tips to get your home ready for the market and let this winter be a season be your selling success story.

Make a Statement With Curb Appeal
The first thing buyers will see when viewing your home is its exterior. Ensure that your walkway is in good condition and clear of snow, ice, and debris. Tidy up the front porch by replacing old or broken containers and cleaning the windows and doors.

Make Your Home More Inviting
During the colder months, buyers will likely spend more time assessing your home's interior than looking around outside. You'll want to be sure that your house is super clean, giving attention to corners, nooks and crannies and closets. Get rid of the clutter in your home by organizing and neatly storing items you are keeping and disposing of or donating the rest.

Focus on Lighting
Allow natural light to enter your home by keeping your curtains and blinds open when showing your home, and turn on the lights in each room. This simple act allows the buyer to see all that your home has to offer and adds both warmth and depth to your home's interior. Add or update lighting fixtures to highlight the architectural features and decor of your home for a more dramatic effect.

Win Them Over With Warmth
Set the temperature to a comfortable level before showing your house. Selling your home in the winter is much easier if you exhibit an environment that is warm and comfortable for visiting buyers. Be sure to have your heating system serviced and in good operating condition before listing your home. If you have gas logs, turn them on for added warmth and aesthetic appeal.

Avoid Added Scents
Not everyone has the same taste in scents, and some buyers may even be allergic to room sprays, scented candles, and other fragrances. You want your home to smell clean. Be careful, adding overpowering scents may dissuade some buyers and can even be a distraction in your otherwise beautiful home.

Create a Welcoming Atmosphere
Welcome buyers personally when showing your home and offer them a warm drink such as cider, coffee or tea. Use tasteful and complimentary decor to set a cozy mood in each room, and use small touches such as greenery to welcome potential buyers home.

Set aside some time in your schedule to make your home a winter showcase before listing, and see how much difference these tips can make.

Winter is well on its way, and let's face it, there are some home improvement projects that no one wants to tackle when the weather is frigid. Whether you're an optimistic do-it-yourself champion or prefer leaving the work to pros, these home improvement ventures can make a big difference in your home's comfort, efficiency, and safety.

Revamp Your Roof
If you've noticed missing or damaged shingles or any other visible signs of extreme wear on your roof, now's the time to take care of the problem, and a small leak when it rains only means there is a problem overhead which will get much worse over time. You may not need to replace your entire roof, and addressing damaged areas now will ensure that the added weight of ice and snow this winter won't compound the problem.

Check Your Deck
Just like your roof, your deck is under pressure to perform, especially when winter weather strikes. Areas that are already distressed or beginning to warp or rot are super susceptible to further damage and can be a real safety concern during the winter. Even if your deck is in good structural condition, it may have a buildup from several seasons of weather which could leave the surface slick and unsafe. Cleaning, treating, and painting it now will help avoid accidents this winter.

Be Greedy With Your Heat
It's bad enough that your electric and gas bills increase during the winter as you turn up the thermostat to keep your home cozy. What's worse is some of that precious heat may be escaping from your home. One of the most important home improvement projects is to make your home more airtight and energy efficient. Check your windows now for damaged seals, cracks and drafts. Replacement windows are a relatively inexpensive way to boost your home's efficiency. Weatherstripping around doors can make a dramatic difference in keeping your home comfortable, and sealing leaky ductwork connected to your heating system will save you in energy costs.

Schedule a Heating System Checkup
Whether you heat with electric or gas, all home heating systems require regular maintenance. A heating professional can perform a maintenance check quickly, make necessary repairs, and offer suggestions for improved efficiency. Don't forget to change your furnace filters every month during the heating season to get the most out of your heating system.

Avoid Plumbing Woes
No one wants the headache and expense of frozen or burst pipes during the winter. Before the cold arrives, make sure any pipes that are exposed or prone to freezing are insulated. Outdoor spigots should be turned off, and the line leading to it drained. Also, drain and store garden hoses so they'll be in top shape next spring.

Added Insulation
To increase your home's warmth and ease the strain of heating bills on your wallet, consider adding insulation in a few places throughout your home. Putting insulation in the attic helps keep those winter drafts at bay and makes your furnace run less frequently. Insulating your water heater is an easy way to make it operate more efficiently especially when it is in the basement or crawlspace where it tends to be cooler.

All of these simple home improvement ideas will make it much easier to remain worry-free throughout the winter months ahead.

Old Man Winter is just getting started.

Winter weather can be hard on your whole house. Stay warm, save money and protect your home from winter's worst using these simple steps.

Roof and Attic
It may seem counterintuitive, but making sure your attic is well-ventilated is important to fighting the cold weather winter brings. Keeping vents clear and adding them where necessary, keeps the temperature in your attic close to the temperature outside. Cold air below the roof keeps ice dams from forming on the roof. Ice dams are dangerous because they force draining water under the roof. From there, water can enter your attic or even your home's walls.

One sure sign of ice dams forming are icicles dangling from your roof edge. Skip taking pictures, however, and get them taken care of immediately. In addition to blocking proper water drainage, they can also lead to snow build-up and a lot of extra weight that your roof isn't designed to hold.

Water Pipes
Taking care of your home's pipes is another important part of homeownership. Once the cold weather begins to set in, make sure all hoses are disconnected from outside faucets. You should also cover all outside faucets with insulated covers. You can find them at any hardware store, and they are worth their weight in gold. They can be the difference between keeping all that frozen water outside in the form of ice and snow and having it inside where it can burst your pipes.

Keep Winter Outside
On the coldest day of the year, imagine leaving a window open to let all the cold air in. That may not sound like a very good way to keep your home comfortable, or even keep your energy bills down. Add up all those cracks and crannies that are letting cold air in, and you may just find that's equivalent to what you are doing. Take the time before the cold weather sets in to check out window frames, fireplaces, dryer vents or anywhere else in your home where something inside your home passes outside. Caulk those little cracks up, and realize energy savings and a home that's a bit easier to wake up to.

Cold-weather preparation and maintenance aren't one of the most fun aspects of homeownership, but it's definitely one of the most important. Taking a little time before the snow starts falling could make the difference between huge repair bills and bottom-line energy savings.

10 Ways to Cut Your Heating Bill This Winter

        https://www.propertiesinmotion.com/blog/2016/10/10/10-ways-to-cut-your-heating-bill-this-winter

Just because winter weather is coming, it doesn't have to mean the arrival of supersized heating bills. Use these ten tips to reduce your heating bills during cold weather months.

Replace weather stripping
Get your home ready for winter by sealing leaks around doors and windows with weather stripping. Some weatherstripping will need to be replaced periodically due to normal wear and tear.

Let the sun shine in
Keep shades and curtains open on your home's south-facing windows during the day so sunlight can provide additional heat. As night falls, lower your shades and close your curtains to keep the heat in.

Turn down the thermostat
When it's cold outside, the last thing you want to do is turn down the thermostat. Remember, for every degree you lower the thermostat during cold weather months, you'll save between one and three percent on your heating bill. Try our recommendations for other ways to stay warm while turning down the thermostat:
- Use a space heater in the room you're in turning it off before you leave
- Wear extra layers
- Use your fireplace
- Pull out a cozy blank when relaxing on the couch

Give your furnace a tune-up
Part of your household budget should include an annual inspection of your furnace by a licensed professional. In addition, make sure to change your furnace filter regularly to keep it running efficiently.

Cover windows and patio doors with plastic film
Use clear plastic film to cover windows and patio doors to reduce heat loss. The film is relatively inexpensive and easy to install. If you install it correctly, you'll barely notice it. The plastic is easily removable in the spring.

Invest in a programmable thermostat
Today's programmable thermostats allow you to pre-set temperatures in your home throughout the day. Some of the newest models of programmable thermostats allow you to control the heat of our home from a smartphone.

Stop warm air from escaping up the chimney
There are pros and cons to using a fireplace in your home. When in use, your fireplace is a heat source. When you're not using it, warm air can escape through the chimney. Remember to close the damper when you're not using your fireplace to prevent cold air from entering your home. If your fireplace draws cold air from the outside, invest in a pair of airtight doors for your fireplace insert.

Keep heating registers clear
The warm air blowing from your registers needs an unobstructed path to heat your rooms correctly. Move any furniture blocking vents so your home is heated more efficiently.

Close vents in rooms not being used
Close vents and doors to rooms that are empty in your home. You will cut square footage from your energy footprint.

Lock doors and windows
Locking your doors and windows during winter months can make a difference in your heating bill because they are pressed more tightly against weather stripping. A word of advice: Lock your windows early in the season. If they freeze in their current position, they might freeze and won't move without a lot of work.

What can you do this winter to make your lawn look great next spring and summer?

Just because the cold, winter weather has arrived across much of the US, it doesn't mean you should ignore your lawn completely. It pays to maintain your lawn even during the dead of winter to ensure lush, green grass when warm weather returns.

Follow these tips to keep your lawn in good shape for the months ahead.

Pre-winter Lawn Mowing
In most parts of the country, you won't have to mow your lawn throughout the winter; however, you may need to do some mowing at the very start of the season. You should gradually start mowing your lawn shorter as the winter nears. The shorter the grass in the winter, the better the lawn will survive the colder months.

Clean Fall Debris
If your trees dropped a thick covering of fall leaves over your grass, rake them up. Throughout the winter, pick up other debris that can get left behind from playing children and other winter activities. If these are left on the lawn when the first snows fly, you may discover dead spots when the snow melts and the growing season starts.

Fertilize at the Right Time
Most homeowners are surprised to learn that winter is a prime time to fertilize. In fact, late fall and early winter is the ideal time for cool season grasses--the most commonly found types of grasses found in the US. You should apply the fertilizer before the first freeze and then your grass will have the nutrients it needs to regain its health when warmer weather and the growing season returns.

Avoid Making Walking Paths
It's easy to get into the habit of using the same path from your front door to your mailbox or from your door to your gate. Be careful not to travel the same route too frequently or you'll wear a path in your grass. Vary your walking paths so that you don't damage your grass.

Aerate Before the First Freeze
Aerating the lawn helps the roots of the grass get the oxygen they need for good growth. This should happen before the first freeze of the winter.

Handle Water Appropriately
How you water your lawn will depend on where you live. If your area has a mild winter season, you should water every two to three weeks depending on rainfall amounts. If your area has a cold winter where the temperatures will freeze, you will not need to water. Instead, remove all watering equipment, turn off the water to outdoor spigots and sprinklers and protect outdoor spigots with insulated foam covers.

Winter gives you a much-needed break from most of your lawn care chores. Keep these winter lawn care tips in mind and when spring comes again your lawn will be lush and full.

For over one year the Properties In Motion™ Team has worked hard on the product we announced one month ago at the 2014 National Association of REALTORS® Convention in New Orleans. The announcement of Properties In Motion™ was bigger than we could have hoped for and we walked away with more buisiness than we could have ever planned on.

As I'm typing this blog post we're running 10,000 videos for one customer. We're building the customer High Definition (HD) videos to launch on their web site at the end of this week. As I'm previewing the videos I feel like a kid admiring his awesome Lego creation (hey, I'm a tech geek/engineer) that took hours and hours to build and now that it's built it's running smoothly and perfectly. It's really that good.

So, I would like to thank the team that has worked on this project. They know who they are!

Keep watching this blog for more information on product launches and companies launching the Properties In Motion™ platform. It's an exciting time for us!

~ Mike
